Just the Best Real Estate Resource "EVER"

Dear Friends of the Silver City Real Estate Blog,

Between the end of the year closings (I had 3 scheduled for December - with all three as of 12-29-2009 sucessfully under the belt) each with associated inevitable last minute "rub", it's been hard getting here to post. As you know about me by now, taking care of customers is always a first priority for me...

Update: The Realtor Tour newsletter has been going along nicely (at least when MLS tours have actually been scheduled) and the elist is getting pretty long. If you want to get the weekly realtor tour of new listings emailed to you, I am making a few more slots available. Subscribe today! It's still free.

TO start your free subscription, send an email to: tourmanager@dreamhomenewmexico.com with Subject Line = Subscribe

NOTE: Please allow a week or two to get your free subscription started.

It's just as easy to unsubscribe. To stop receiving the weekly enews of MLS tour listings, send email to: tourmanager@dreamhomenewmexico.com with Subject=Unsubscribe

Anyway, I thought you would like to check out some of the free resources available now through your local Broker courtesy of Dream Home New Mexico... A few selected info resources are included below.

Realtor Tour Enews subscribers and subscribers to the MLS Hotsheet will have access to the complete collection of NAR tips and Resource Links.

I have never received so much positive feedback as the recent hotsheet has gotten us. The first 100 memberships are free (and still a few left), and you will receive automatic notification when your property type is made active in the MLS database. You will also be notified when a price reduction occurs for a target property. Subscription and (un) subscription is as easy as sending an email. (It's as easy as sending email because that is just how its done)

ENJOY and Happy New Years to everyone. Blessings for you, your family, friends, and 4 legged's........

Market Turning? Say it's so, Shane. Say it's so.

Anyone else remember the last scene from the movie Shane?? What does this have to do with Real Estate. Very little it seems. Just babbling about what appears to be the start of better times for Realtors in our area.

Prices have started to correct (waaaay past time in my opinion). Offers are getting accepted, and there is a general increase in "true" seller motivation in some circumstances. Add in the extension of the First Time Home Buyer credit which was expanded to include some "NOT" FTHBs (*Click for Details), and things are much improved here in our industry.

2009 is closing out, and it seems to be propped up for a high at the end. Still too many vacant homes and still too many overpriced properties in the mix to be anywhere near a healthy market. But homes are finally getting contracts and many are actually closing.

Note: Virtually all of the sales reported recently have been at prices significantly below asking price. It is a great time to buy...... More to come..

Another Good Example of Potential Huge Value and long term appreciation. I won't get into the story (don't want to have anyone crying)< but this is an example of big losses on big losses and now ultra motivated. (A property investment of over $200K and a "fire type sale" listing price of of $84,000. (Link below photo)

First Time Home Buyer sales for July & 50 Day Countdown

1/3 of the homes sold in July (nationally) were first time home buyers taking advantage of the $8000 tax credit (literally free money) incentive being offered by Uncle Sam.

Tic Tic. The program is over November 30th, and with the major banks telling us that it is taking 45 days to close after a contract has been agreed to, First Time Buyers better get on the stick and start shopping NOW.

Basically, you need to be under contract by October 15th to take advantage of the "must close by Nov. 30" deadline.

There is no better time to purchase than today (IMO). I have not seen a better combination of inventory, willing (motivated, even desperate) sellers, interest rates which keep bouncing off the 5% level for a 30 year fixed interest conventional loan, and incentives (FREE $8000 for some) than I am seeing today.

WHAT IN THE HELLo ARE YOU GUYS WAITING FOR? GET IN TOUCH WITH A REALTOR WHO YOU HAVE CONFIDENCE IN. GET SHOPPING!... OR SNOOZE AND LOSE!

Hi Friends and Followers of the Weekly Silver City Realtor Tour,

The Realtor Tour from Wednesday 7-29-2009 included 6 listings.

This is what I call the CENTRAL Tour. Today's tour was about 14 miles and took slightly over 1 hour to complete. There were 4 site built homes, 1 manufactured home, and one commercial property on today's tour. About 15 professionals were on tour today.

DISCLAIMER ABOUT THIS ENEWS: I am a Realtor Broker by profession. However, I will try to put myself in "Buyer" mode, and may take a less professional view when commenting. "I'm a potential buyer seeing this home for the first time"

In some cases my opinions will actually be on a first visit or a first viewing basis, and hopefully these "from the gut" comments will approximate one of the many unique buyer profiles which we regularly get in our market.

"Buyer's Comments" are provided for informational (and entertainment) purposes only, and do not reflect any professional market analysis*.

NOTE: A professional analysis* of listed property is available at no cost to existing and new customers. Let me know how I can help.

OVERALL TOUR RATING (see Legend below): WWTE Better than average selection of homes, including a couple of interesting homes from my favorite part of town near University and in Historic district.

Tour started at Remax. Food Score = B+

My oh my. Was that P.C. from CB at tour today? Better check my temperature, as I may be "havin lusions"......

Food review: Burritos always make a great start to the day. Looks like someone has been reading my enews where burritos have been a regular subject. (Actually it was a lack of burritos that was the subject of previous enews discussion)

Add in some Broker home made muffins (nice job Debbie), coffee, and juice, and a smile comes to my face. I dropped my muffin off the plate while opening my car door (I used the 5 second rule), and this made for a questionably slow start to the morning caravan. I had to do some catching up, but was fully up to speed by the time we left the first stop.

VROOOOOOOOM! Let's hit the road.

Buyer's Comments: (see disclaimer)

1. MLS 26204 908 Hudson

http://www.dreamhomenewmexico.com/listingview.php?pclass=comm_prop&listingID=7197

Listing Agent Remarks: GREAT BUSINESS LOCATION WITH PLENTY OF TRAFFIC, GREAT SIGNAGE, AND AMPLE PARKING!!! There is plenty of potential uses with this property and it is priced to sell. The buillding has recently been remodeled and the heating, cooling, plumbing, and electrical has been replaced. There is ample room for approx. 10 vehicles in the parking lot above the building. The building could easily be partitioned and each side would have a separate bathroom and its own entrance. The high visibilty billboard could even be leased out for extra income.

Buyer Comments: I think this is a good business location. I'm just not certain what kind of business could use the design as is. Separated into two units with individual bathroom servicing each side, this is rough and in need of much TLC. A tear down or start over on first look, but too many upgrades were added to justify starting over. Wish they had looked at floor plan before upgrade. Still there must be some potential if bought at the right price. Long term investment opportunity here. MTC

2. MLS 26118 304 / 306 Cooper St
http://www.dreamhomenewmexico.com/listingview.php?pclass=multi_fam&listingID=1307

Listing Agent Remarks: COMMERCIAL DUPLEX DOWNTOWN, CURRENTLY RESIDENTIAL USE. Two 1Bd/1Ba units each with bonus room/office, covered porches, parking in the rear. Perfect live/work opportunity, convenient historic district location.

Buyer Comments: This duplex situation cries out "gimme a break" on price. $900 a month total gets a crappy CAP Rate and a NO GO for this investor. It maybe considered historic, but I think "history" is more appropriate. DNMI with reservation. Since there are so few duplex situations in the area, I guess I'd have to see what is there if I were looking multi family.

3. MLS 26040 502 W. College

http://www.dreamhomenewmexico.com/listingview.php?pclass=res_prop&listingID=52639

Listing Agent Remarks: One-of-a-kind home with historic elegance, right next door to the WNMU campus. Includes 2 guest-houses (one needs work to be usable) - a third larger guest house (currently rented) is available too,(but not separately) for a total price of $625,000. Wonderful older home in fine condition, with beautiful landscaping and private yard for entertaining.

Buyer Comments: Sharing the college campus commons (not on campus but adjoining in the true sense) is this large, potentially profitable, historic home with 2 other cottages included. Confusing floor plan from Hxxl when first viewing. Kitchen here, there and living space here, there, and everywhere. It seems this was set up for several "teachers" or "adminstrators" each having their own living space withing the main home. Add in a couple of rentals, and this could be an excellent rental or live / rent opportunity. GREAT LOCATION! Need some cash to see full potential. MTC

4. MLS 26215 1019 Santa Rita St

http://www.dreamhomenewmexico.com/listingview.php?pclass=res_prop&listingID=52730

Listing Agent Remarks: Behind the garden walls.....lies the Frank Coons Home - a most special historic craftsman home designed by G. Stickley. Double brick construction, lush gardens (watered by private well), wood floors, many built-ins, most windows are orginal glass, original claw tub, fireplace and so much more! The epitome of the historic home. Featured in "Built to Last". Own a piece of history now!

Buyer Comments: Cool! Love the setting, and the house still has much of it's historic charm. Appears well cared for, and ready for the privacy seeking lover of the University area and a home with Historic class and charm. MTC

5. MLS 25688 1732 Georgia

http://www.dreamhomenewmexico.com/listingview.php?pclass=res_prop&listingID=52486

Listing Agent Remarks: This 4 bedroom, 2 bath is close to the University & sits on a corner lot. Painted interior & exterior in 2008. Private patio off the Masterbedroom. Storage bldg/workshop. New carpets in July 09

Buyer Comments: Hmmm. What's that smell? NO it's not animal doo or pee. For some it's not unpleasant at all, but you can tell that there is brand new carpet in this home. A few weeks of airing out will take care of that suitably I imagine. A large house with what feel like larger than average sized rooms for this area. This looks like a typical flip with typical upgrades (paint, carpet, etc)... MTC

6. MLS 26185 3202 Royal Drive

http://www.dreamhomenewmexico.com/listingview.php?pclass=res_prop&listingID=52714

Listing Agent Remarks: Very nice home. Large Kitchen with island and computer center too. Home is taped and textured in livingroom, Diningroom and Masterbedroom

Buyer Comments: Clean, neat, and tidy. Maybe the cleanest on tour today, and there were several comments on how well it shows. A Mfg home with no landscape in a reasonably ok area. If I were looking manufactured, I would want to see this 3-5 year old well maintained home. MTC

TOUR OVERVIEW: Overall, a decent tour in what is considered one of Silver's "popular" areas.

That's this weeks tour. See you next time.. Archer

I hope you are enjoying the Realtor Tour Newsletter. Let me know how I might do this better. Suggestions are always welcome as are your referrals to friends who need real estate and mortgage help. Hint Hint Nudge Nudge

Real Estate Ramblings: Realtor Tours - vrrrroooooom

Let me set the scene.

If you think that the next door neighbor is getting busted because a dozen cars just pulled up in front of the house and people are streaming towards the house like a swat team. Look at the cars and the clothes being worn If most of the cars have signs that say "Real Estate" or "Realty" instead of Police, DEA, or "Sheriff", and if you don't see bullet proof vests, well...

......You know, it might just be Wednesday.

...And it might be Realtor Tour

It's Wednesday morning and about 15 minutes or so before 9:00 AM. I look around to see some of the same faces with other familiar faces arriving in irregular intervals. Nod head, smile, good morning.. repeat. repeat again. repeat again. (Remember Monty Python's Meaning of Life?)

Smile is best for me. It makes me feel good to smile, and it allows me to better concentrate on the task at hand. Fare (food) Review is on the agenda and takes highest priority. The Real Estate offices take turn hosting the weekly tour, and in turn serve as the caravan's starting location. Our host (I hope it's Hacienda Realty cause they always have Don Juan's burritos, pastry, as well as rabbit food, fruit and juice) has laid out food and drink which we happily eat and drink before we roll out (caravan style) to look at other folks dream home listings. By ten of nine, a thorough testing, sampling, and oral review of the morning's fare which usually also includes coffee, juice, and water has started. The spread will set the tone for the ride..

You hear lots of chat between chews about current events and such, with most conversations moving naturally towards real estate in some manner, shape or form. For folks working in such a tough business and in what are certainly tougher than normal times for an industry, it is always good to see sincere smiles and hear genuine laughter at these informal formal Realtor gatherings.

At precisely 9:00 AM (ok, close to precise by New Mexico time standards), the dozen to two dozen active Realtors that will be touring that day, leave talk and grub behind like it was the plague, and move quickly outside. It's not too far fetched to say it's a bit like "gentlepersons start your engines" and with virtually no dallying or delay, everyone approaches the starting line.. Vrrrroooooom. Each vehicle pulls out when ready, and each driver willingly accepts their position in the caravan. (Yep. Some carpool - Go Green - Some prefer or need to drive solo as circumstances and productivity dictate)

The Tours are scheduled by general area, making it easier to see more homes in a short period of time than would be possible if they were scheduled by order of listing date. We have tours labeled like "WEST" EAST" "SOUTH" "MINING" "MIMBRES" or such.

Last week we toured WEST (one of my favorite tour areas).

Many of us carry a print out of today's tour to be kept close at hand for EZ reference. It's a navigation aid, which provides addresses and directions to the homes featured on tour plus provides the order we will be seeing each property. I use a clipboard to hold my "tour map" and find it useful in making notes before heading to the next stop. When there are 5-8 homes to view, making notes about the property before leaving while the information is fresh in the mind's eye is an effective and useful technique.

Disclosure: I have KISS Navigation onboard

To be honest, if it's not my listing that's getting shown at the next stop (in which case I make a concerted effort to be waaaay out front of everyone else), I prefer to hang in the middle of the pack I just move along Lemming style, and turn where everyone else turns. KISS navigation means Keep It Simple Stupid.

So here we are... There may be 5 to maybe a dozen vehicles, most with magnetic or other real estate signs clinging to their sides, and each occupant participant is hoping to get through a half dozen houses in an hour and a half or so. (The Mimbres and Gila / Glenwood property tours generally require lots of "travel time" and these out of town tours see noticeably fewer participants on those tours because of time needed to complete.)

The real estate organism snakes out and joins the town's stream of traffic. The caravan heads for today's #1 stop.

Warning to Sellers with a house on tour. Just get out of the way if your house is scheduled to be on tour - You run risks of being bowled over or run down if you decide to be home when "it" arrives. Here's what you might see at a typical stop. The first car arrives, usually with a broker who carries keys and the "paper" (listing information handouts and feedback sheets). By the time the door is opened, a few are already pressing behind and are waiting on line patiently (impatiently if the door doesn't unlock smoothly or if the listing broker forget where the house was located). More of the caravan trickles in with most now onsite. Late arrivals struggle to find parking, and passengers and drivers from recently parked vehicles spill out onto the turf.

>> Tour continued>>

Once inside, a seeming disorganized madness is taking place. It's an "excuse me, excuse me" and "comment, comment in passing, comment" Grand Central Station, and we turn sideways, stop / go, and let someone else go by from the other direction. Nod, wink, nod, wink, smile as we tour the house and squeeze by each human obstruction we meet. For a few brief moments, the process must appear unorganized and scattered, and without rhyme or reason. But just as it started, it crescendos and then.. well it's over as quickly as it started. The listing agent usually solicits feedback as we dash back to the starting line to get position for the next leg. Hope a strategically placed business card gets noticed there amid the other cards scattered about the house today..

A word about the quick viewing of a house. Ok. I can hear still hear one of my Seller's ask "What the Hxxl was that? What do you guys get out of seeing a home in only 5 minutes?"

Well. That's the beauty of it. And I wish I could tell you how much seeing the home can help rule in or rule out a property based upon some very specific desires, needs, or wants of a customer or client. I feel I know what is important and of value to the customers that I work with. I also know how to effectively scan a house even briefly and still have good focus on those features and differences (that in my professional eye) are most important to customers. I believe the tour is far from the unorchestrated madness it might first appear to be, and is an efficient method of getting large numbers of real estate professionals up to speed and personally involved in the inventory of local properties for sale..

Realtor Tours are services (considered Seller optional) that most savvy Listing agents will use to get a property in the eyes and minds of the local Realtor population. I encourage most of my customers to have me put their home on tour for the world to see (so to speak). Photos will rarely substitute adequately in generating a feeling for a feature or point out something that could be significantly important in the selling of your home. I like to feature the home when we first list it, and a second time if substantial changes to the home warrant a second tour viewing (a major remodel would probably rate a re visit tour).

4th of July Celebration - It Starts with a Parade

Decent crowds. Good Weather. It was especially nice this year with fans and friends highly supportive of the participants who worked so hard to put together their "floats". Ok, I agree there were few floats in the traditional sense, but it's hard for me to change to entry at such a mature age ( after using the former term since the dark ages)..

View BEST FLOAT AWARD

Video Note: This is not an official entry and not a float in the traditional sense either, but it seemed to be the hands down, crowd favorite, where we were sitting. An unbiased group of judges verbally announced this the winning entry. Numerous unhuhs and you bets confirmed our choice of winner.

Several other videos and photos are available for your enjoyment. Who do you see that you know? Many familiar faces in the crowd.

TRIVIA Contest: “EVIL SPELLED BACKWARDS IS LIVE?” THIS IS MONTH 3 - CLUE #3, - STILL NO WINNER!!!

A prize if you know what establishment in Ft Worth Texas used this phrase as their unofficial slogan… They was a “branch” in Houston and one in Big “D”… 1. These long established businesses “coffee shop type clients” started late 50’s and were pretty much dead by mid 70s… 2. All branches have been closed for many years, but musicians who frequented the establishment still talk about the quality of player that walked through the doors there. 3. Johnny Winters was not allowed in to play as he did not fit the appropriate character standard as enforced

Remember It Is Fire Season. Smoke from fires is visible from Silver City, Winston, and Chloride. Always be careful with fire when in the great outdoors. It's important for home owners living near forests and heavily wooded areas to leave defensible space around your structure. A lack of defensible space may be enough to "red x" your property and mark it as "not to be defended against advancing fires. Contact your local fire department (probably a volunteer department will serve the most forested and most impacted areas) for steps to defend your place.

I was able to learn the basics of defensible space when serving as an officer for the Sapillo Creek Volunteer Fire Department in Lake Roberts (north of Silver City about an hours drive on hwy 35) I can help you understand the basics of DS if you have questions about fire dangers and your mountain or forest home..

"Free Online Issue" The Silver City Realtor Tour eNEWS 7-8-2009

SNIPPED FROM ENEWS WITH PERMISSION (Free subscriptions for a limited time*)

Hi Friends and Followers of the Weekly Silver City Realtor Tour,

The Realtor Tour from Wednesday 7-8-2009 included 7 listings. This is what we call the WEST Tour. Today's tour was 30 miles and it took about 1 3/4 hours to complete. There were 6 site built homes, and 1 Manufactured home on today's tour.

DISCLAIMER ABOUT THIS ENEWS: I am a Realtor Broker by profession. However, I will try to put myself in a much less professional view in an "I'm a potential buyer seeing this home for the first time" mode when commenting. In many cases my opinions will actually be on a first visit or a first showing basis. Hopefully these "from the gut" comments will approximate one or more of the many unique buyer profile comments which we regularly get in our market.

OVERALL TOUR RATING: WWTE - With Prices tending towards the high end. Above average condition and quality homes in today's mix.

"Buyer's Comments" are provided for informational (and entertainment) purposes only, and do not reflect any professional market analysis*. NOTE: A professional analysis of listed property is available at no cost to existing and new customers. Let me know how I can help.
Location Location Location. We all love the tall pines and homes with forest access, and this is how we started today's tour.

Buyer's Comments:

1. 25837 94 Wagon Wheel Lane
http://www.dreamhomenewmexico.com/listingview.php?pclass=res_prop&listingID=525389 miles out of town in the very heart of tall pines adjacent to National Forest. Top of the line everything, including price at $989K. Mother nature provided the fantastic setting, and original Owners appear to have done this first class all the way. One - Two year old home looks fresh throughout. This is one home that you may really fall for. Beware of finding Your Dream Home as it may be necessary to pay the asking price to get it. If lifestyle and comfort are more important than cost, you will want to see this one. MTC (with some price reservations)

2. 25965 3705 Hugh McKeen
http://www.dreamhomenewmexico.com/listingview.php?pclass=res_prop&listingID=52609Attached guest house with separate walk way and entrance with handicap features and access. A perfect "Mom / Dad's getting kind of old and maybe would move out here with us" situation. Family and a bit of clutter make it difficult to get a feel for how my stuff might work here. MTC

3. 26090 4261 Blackhawk
http://www.dreamhomenewmexico.com/listingview.php?pclass=res_prop&listingID=52658Rough exterior does not follow inside. Pleasant feel upon entering. Nice panorama views (also over views of neighborhood) as house has good position on high point above much of Indian Hills. MTC

4. 25998 4118 Half Moon Circle
http://www.dreamhomenewmexico.com/listingview.php?pclass=res_prop&listingID=52626Wow real grass. A small attractive patch in front and larger plot in back. Very nice workshop and storage area. It has what I look for in a shop, and will work just fine for my needs. MTC

5. 24525 501 Kachina Circle
http://www.dreamhomenewmexico.com/listingview.php?pclass=res_prop&listingID=51886What a peasant surprise here. I remember showing the property and sort of ruled it out as kind of shabby. I remember it needed a good cleaning. Guess what. The owners have not only cleaned, but they have done a very nice job of repainting the interior. This is up for showing, and I will keep this one in mind as a "definite show" upgraded from a "possible show" MTC

6. 26091 3505 Los Encinos
http://www.dreamhomenewmexico.com/listingview.php?pclass=res_prop&listingID=52659Couldn't they have squeezed another couple of homes into this block? Where's my yard end and my neighbor's yard start? Nice home inside, and it dioes feel private in the house. Just too close to the neighbors for me. I need breathing room. DNMI for my average customer (but MTC for X-condo and X-apartment dwellers or folks who desire the closeness of neighbors for safety reasons)

7. 26096 6 Maplewood Circle
http://www.dreamhomenewmexico.com/listingview.php?pclass=res_prop&listingID=52663Double Wide Mobile Home on a nice lot in Oakwood. Interior clean and neat with what seems like the normal floorplan and regular building materials. Think I would find plenty of use for the attractive patio and back yard areas for cookouts and outdoor living. MTC

That's this weeks tour. See you next time.. Archer

I hope you are enjoying the Realtor Tour Newsletter. Let me know how I might do this better. Suggestions are always welcome as are your referrals to friends who need real estate and mortgage help. Hint Hint Nudge Nudge

Share the commission with a buyer! Hmmm!

Here's the scoop (and my take at the bottom). What do you think?

Buyer says I have found a house to buy. ALL I want you to do is write it up (the purchase offer) for me. Since all of the work of finding a house is done (remember, I found the house I want to buy), I want from you as a rebate, part of the Realtor's commission you earn. OK?

Let me be polite and diplomatic in how I want to respond. "NO WAY! ARE YOU NUTS?" Folks just really don't understand the nuts and bolts of the business or the full importance of what a Realtor does in the transaction. Finding the home is by far the easiest part of the process.

(Imagine the conversation with your Dr. " Dr. I have this growth on my belly that is causing me pain. Now since I made the diagnosis and I know it has to be removed, I've done some of your work for you. And since I found it myself and all you have to do is cut it out, well... I don't think it's fair to charge your full fee for the operation".. Hmmmm How would your physician respond, and would you really take the risk of a "cut fee" procedure?)

I estimate there is, at the very least, a solid 15 hours or so of basic wrangling, paper thrashing and shredding, contract negotiation and renegotiation, inspections to schedule, and deadlines to meet to keep you out of trouble (with regulations) and to make your purchase happen. This "real time effort" does not include any hand wringing or the churning stomach associated with the inevitable stress of keeping your contract on track..

Some of the things we may be asked to handle (even after the buyer has found their dream home) are:

* writing the offer and get required signatures
* preapproval letters initialed and delivered to all prties
* proper (and responsible) care of earnest deposit check
* submit offer to the listing agency
* if (should I say when) the offer is countered, prepare buyer's response and submit the counter offer
* if offer is accepted, get all the necessary disclosures and documents signed by both parties
* giving copy of the agreement, names/numbers/emails of all parties involved in the transaction - including copies to title company that will handle the closing
* get preliminary title report on the property and review with buyer
* provide the lender with copies of executed agreement
* coordinate bank appraisal access
* follow up with loan underwriter once property has been appraised and find out if property appraises for the amount of the loan.
* schedule inspections as necessary - make certain these are completed in a timely manner
* if not an REO (bank-owned) prepare request for repairs as needed following inspections
* negotiate request for repairs and/or credits
* outline and monitor timelines for contingency release for loan appraisal/approval
* monitor and outline buyer investigation periods for compliance
* have buyer release contingencies at the appropriate times or request extension
* give closing terms to Title Company escrow officer
* verify closing statements review the HUD-1 for accuracy per agreement
* numerous phone calls to listing agent and buyer throughout the process

I earn my paycheck by providing the kind of diligent care that gets the job done in the most efficient manner possible from the specifics of the sales purchase agreement.

Customer service starts when we first meet, but what goes on behind the scenes is where the real action takes place, and where Realtors really earn their money.

There's a lot more involved in making a purchase than simply finding a dream home. In fact, it is often the least difficult step in the whole process.

HUG a Realtor today. Just don't let my wife see you do it if you are going to hug me.. Later...

What do you guys think of the 3 newsletters we have started sending? I'm looking for more feedback.

The weekly Realtor Tour is (surprisingly) the most popular of the three newsletters we are sending.

The Monthly MLS Statistics is (not surprisingly) popular as well.

The monthly enews News In Service New Mexico is by far the most entertaining of the three free newsletters, and includes trivia (with prizes), favorite quote, current Silver City area events, "green things", mls data, mortgage information, (and of course) select real estate articles. Links to locally generated videos and photos are often included too.

NOTE: You must request each newsletter before being added to any of the email lists. You may cancel at any time, and there is never any kind of obligation. I don't sell email addresses to spammers either.

8000 small reasons add up. Tic Tic Tic - Time running out

8000 reasons to get off your fanny, Fanny. $8000 tax credit expires SOON. Considering looking time, negotiation time, inspections time, financing hurdles, and more, TIME IS RAPIDLY RUNNING OUT.

Don't Miss the First Time Home Buyers Credit - which now can be used as a down payment with no interest if simple criteria are met. Do you fully understand how this works? First Time Buyer means you haven't owned a primary residence in the last three years prior to closing / purchase date, and doesn't mean you've never been a home owner.

Get details by watching the NAR presentation. Please contact me for questions on how you might get in the loop for some free money.

By the way, local Brokers (as far away as Las Cruces) are agreeing that we may be at or near the bottom, and all feel that interest rates are not going any lower than the historic rates we've seen recently. Rates have actually gone up slightly over this last 3 weeks or so, but they are still sweet.

The 3 E-News are getting popular. Request a free subscription today:

You will get to see most of the new residential listings of worth as they are generally included on the weekly caravan. You will get an email with links to the properties that are featured weekly for the local Realtors.

Things are heating up here, as are interest rates. I hope the folks on the fence realize what the economy is suggesting. Interest rates may continue to rise. (Though I suspect we will see sub 6% rates for some time). Property values generally soon follow suit.

The tax credit refund expires 12-1-2009, but I fear the best buying opportunities will have passed before then.

The Flat Fee MLS Listing - NM approves limited service

We are now able to offer a Flat Fee Listing in the local Silver City MLS.

This is a limited service type listing.

It is designed for those who understand the need for MLS listing to reach the largest population of potential buyers, but who feel that they are capable of handling much of the detail work that we (Realtors) normally get paid 2.5% - 3% for the efforts.

The 6% that your Realtor charges is usually split 3% to the buyers broker and 3% to the listing broker. If you can do some of the work, you will only pay the buyer's broker their "half"..

When you find a Buyer yourself without the aid of a buyer's broker - through your own advertising efforts, FSBO or personal efforts, YOU OWE NO COMMISSION AT ALL. The $339 is the total you will pay.

Included*:
  1. Full MLS listing - where the bulk of all local and regional sales are generated.
  2. All inquiries from MLS agents are automatically routed directly to you (Not filtered by the listing office).
  3. Huge internet exposure.
  4. Forms and disclosures provided.
  5. 6 Months Listing. Cancel at anytime.
  6. Unlimited price and data changes.
  7. Free Market data (useful in helping you determine listing price by comparing to competing properties that are also listed.
  8. MORE -get details

(Only 15% of properties are sold FSBO or are sold without using a buyer's Realtor representative. This means you will most likely only save the 3% which the listing office charges for their full package of services. But 3% of 250,000 is $7,500, and would be considered a substantial savings even in Donald Trump's world.

Get details of the $339 flat fee listing now. Guaranteed flat fee pricing may be limited. List today and get it sold.

**NO showing, contract, negotiation assistance, or other brokerage services are provided with your MLS only listing.

NOTE: The full service listing is still the way to go for most folks. But for those who are up to the task, and who have a good handle on what it takes to represent themselves, this is a great way to save big bucks when selling.

Happenings: The Tour of the Gila Bicycle race 2009

(Yes Children, 2009 was the year that Lance came to town)

Well it is over. I hope you got out to see some of the show. It was especially grand this year with two of the top rider athletes in the world finishing first and second. The fans were not disappointed.

Unlike last years rather dismal turnout, this year saw Bullard street sidewalk to sidewalk with seasoned veteran fans and new fans alike. The riders flew by in masses so thick and so fast that it was hard to tell a player, even knowing the rider’s number and team colors.

Lance finished second behind “Mellow Johnny’s” teammate Levi Leipheimer. Third place was earned by Philip Zajicek who managed the win in the now infamous Gila Monster stage. Results. No one is their right mind would do what those guys do on that ride. I have a cabin near the Cliff Dwellings at the Gila Hot Springs, and the ride down from the peak scares me a bit when I drive in my trusty automobile with good brakes. Downhill 35 mph is scary fast in a car, and these guys hit over 70 mph downhill in places… Let’s not even think about the climb effort necessary. Lordy….

Recycling Bins painted

Have you seen any of the new bins? What do you think? The kids have done a great job on the finished bins, and there are still a couple more nearing completion.

Local schools were supplied with paints and materials (complements of the RAID Grant) to spiff up our on site collection units. The bins will be judged by the Recycling committee and awards for the best entries (by age category) will be made.

Check out the one at Gough Park. Nice Work… Read Story

TRIVIA Contest: “EVIL SPELLED BACKWARDS IS?”

(NOT ANSWERED 5-29-2009 - TOO TOUGH HUH?)

A prize if you know what establishment in Ft Worth Texas used this as their unofficial slogan… They also had a “branch” in Houston and Big “D”… These long established “businesses” started late 50’s and were pretty much dead by early 70s… All branches have been closed for many years, but musicians still talk about the quality of player that walked through the doors there.

EVENTS: THE BLUES FESTIVAL—2009

Coco Montoya is a name that is well known to players and blues fans worldwide. His tone is unique. When he last graced Silver’s stage, he was the supporting cast. Now in the lead role, we will get to see (and hear) more. Exciting!!!

I first saw Coco with the Butterfield Blues Band - back a young adult’s lifespan ago. I’m certain he was a fender guy then, and I believe he was already a strat cat. I was still hauling around a Les Paul Black Beauty, and hadn’t learned what I know now. (A strat cat NOW and FOREVER)

He played through a Fender amp and played mostly direct without effect. He has what we in Texas called “the sound.” The sound was what you got with a combo of highly skilled and talented fingers mixed with a tube amp (or amps & usually Fender) overdriven to the exact point where the forces of light, good, and beauty meet up with the darker edges of evil and the ugly. People Get Ready……… (5-29-2009) It was even better than expected. Several videos from the show are available on utube. I've made them available here too. See the video window in right column to view...

Real Estate Ramblings: 2009 US Tax Credit Ok. The US is giving away free money. I know you’ve heard about it. Here’s a way you can get a handle on how you can benefit from the plan. It’s on the tube, and reference to it is part of every Realtor’s advertising strategy. What is it and what does it mean? Who can qualify , and how does it work?

Ive taken the opportunity to post a link to the NAR presentation which goes into (simple) great detail on how the incentive program works. You may also determine easily if you qualify. Still confused? (Call or email me, and Ill make certain that you get a handle on how it works and what you need to do to take advantage of the home buyer incentive.

Can you use a quick $8000? Hmmm.

May’s 2 part Trivia question: This is a 1970 movie about a “down under” folk hero (criminal), and the title role was played by a well known English musician who had very little prior acting experience. The reviews were mixed, but this super star was generally considered the perfect choice for the part. A masterpiece IMO.

What was the name of the movie, and Who was the lead?
