Transition: GMAC to Real Living (New Seller Tools)



Wanted everyone to see the first product of my new GMAC / Real Living franchise marketing tools, Market in Motion. GMAC was sold to Real Living and we are keeping the relationship alive as Real Living Hacienda Realty.

Please excuse this first simple attempt at creating a more rewarding and personal experience for showing my featured listings.

I try to do what folks ask for with the websites and with my Real Estate business, and by regulation, I have to stay sort of mainstream. On the other hand, you will recognize immediately that we can do things better and take paths that are outside the traditional black box service.

SERVICE is a lot more to me than going through the motions, and saying what folks want to hear. Service is doing NOW what needs to be done NOW - and always with consideration of how actions taken will benefit or potentially harm a customer. It isn't service if the customer's interest isn't fairly represented.

So who will be the first to tell me what I did wrong with this marketing piece? I can take it. Dish it out. Will anyone say they liked it and why? Bring it on.. : )

E-Waste Recycling Event for Silver City NM - Earth Day

April 24th is the day to finally get rid of it. You know what I am talking about.

Does this sound like you? Three computers, two old monitors, two dinosaur modems and a scanner or two that hasn't been used in years - all gathering dust and taking space in what could be better utilized storage areas. How many cables and misc. connectors do you have there too?

Forgot to mention the handful of printers and all of the cables used to hook all of that unused stuff together. Everyone has something electronic that they don't use. I'm talking stuff that is known to be harmful to the environment and things that should not be allowed to ever make it to the landfill graveyard. Electronic waste must be handled professionally and carefully to avoid problems with heavy metals being released into the environment.

Hey Grant County. Hey Silver City. There are very few opportunities to do what is right with the electronic junk we all seem to hoard. Let's do it right. Let's do it together. See you on Saturday... ~alan

Save our landfill. You may also save some poor third world child from breathing toxic fumes. No child should squat next to a burning bowl of melted solder (and unknown metals) in an attempt to earn a few cents from our old worn out discarded electronic scrap. Our collection service follows EPA and OSHA regulations, and all work is done in New Mexico. Save the world's children..

I'll see you there. We will also be collecting the regular recyclables on Earth Day, so bring all of your recyclables to Penny Park on Saturday. Celebrate the Earth... Thank you - in advance.

Silver City Sold Statistics March 2010

The Sold Statistics for March 2010 in Silver City New Mexico are up and posted at Silver City's Award Winning, Premier web site.

NO, it's still not a pretty picture, but those of us who are watching the market closely, are in agreement that there are signs of a possible pending uptick in the not too distant future.

Of interest ( to me anyway) in this report are the March residential sales reported. Of 19 sales, 6 (almost 1/3) were cash sales. This adds weight to my theory that much of the selling activity we have seen are for investor types looking strictly at value, and people converting low paying investments (cash, savings accounts, low interest cd's, etc) into something with a traditionally better return. The risk seems low and potential high vs. current financial returns we are getting at the bank.

I believe there are a number of folks who don't want to get shut out of what is looking like one of the better buying opportunities in recent times (one of the best that I've seen anyway).

Having aggressive cash buyers in the market place is working out for some Sellers too. Sellers interested in quick sales can get it done by making their home the BEST value in their price range. I like the fact that there are aggressive buyers in our market who are not just out looking... Action from these buyers is good. With all of the inventory available, I just wish there were more of these aggressive players to go around.

Whether buying or selling, it's important to take advantage of the opportunities where they are found.

I believe the increased activity we are seeing now is NOT attributable to the expiring First Time Buyers Tax Credit coming to an end later this month. It appears that we are seeing a bottoming process that's trying hard to get some legs.

Many of the tube's talking heads are in the camp that it will be years before we go full circle and put this downturn to rest. Although it generally does take time for a down market to turn fully and be realized, it could turn on a dime with the right circumstances.

Real Value properties seem to be more available here now than at any time in my years as a REALTOR.

Jack was shaking like a Frenchman in a thunderstorm....

When asked "If that's the way you feel about it, why do you continue to put off moving South (to Silver City)?"

We all know that decisions about moving can strike fear in the heart of the very brave.

"Decisions have to be made Jack. Don't sweat it dude," a rogue SD realtor Agent replied.

Jack was overheard recently at a meeting of the First Heathen Church (non denominational) of Cold Hill South Dakota: "It was Elvis that died, so why am I in Hell?"

He told the congregation, "I'd rather bait an alligator with my manhood or sleep in a bunk bed under Oprah than face staying here another year or have to face another Northern winter. It's just too damn cold for anything approaching Real Living.*

So after visiting the Land of Enchantment, the decision was clear. Move to Silver City New Mexico. 4 Gentle seasons combined with a natural beauty not found in many places North, West or East. "That's the ticket", he said.

After Dinner - The Fortune Cookie - Now What?

Not that funny when you pause to think about it.

It's downright scary if you consider the reality of the massive debt held by this (one) country.

"Please Mr. China,

Don't foreclose on us. This (debt) is our only home, and we have no where else to go. We didn't mean to get so far in over our heads.

What was I to say when you allowed us such generous amounts of credit? Do you think anyone could pass it up? We love the goods you let us purchase on "terms"- at least we still love the stuff that still works. What about all of the good times we had?

I'd like to sell (unload) my home, but it seems we may owe more on it than it's actual value. Will you consider a modification in terms? Will you consider taking less than what I agreed to pay you (a short sale)? Please don't call in the debt. Please let us slide on the balance? It's not all my fault.

Hope everyone takes a few seconds to think about how they manage debt (reduce or eliminate all together) in their own personal lives.

Less debt = better living imo.........

How's it trending where you are? Not a pretty chart, but with a looming breakout dead ahead.

Trends run for days, weeks, months or years, and you can't buck or beat the trend. You have to be aware of it's direction and have a good handle on factors that can maintain or resist the trend line...



Once a trend line is broken, it's off to the races again. This is why I'm so urgent when telling my buyer customers "it's time to act." Don't miss the boat. See what happens in cartoon above .... hehheh

I believe the turn will come later than sooner, but have a strong feeling that 2010 will be one to remember. I hope for the right -positive - reasons.

The Winter Olympics close out this evening. However we are having our own version of "Winter Games" here as it's still snowing in Silver City New Mexico. It won't have much chance of sticking as it's not cold enough, but let the games continue.

Silver City real estate inventory is above average with lots of homes for sale. If you want to sell (and not just list) your New Mexico real estate, you will need to be competitive and follow proven strategies that get your property for sale noticed by potential buyers.

I'm not one who is comfortable giving anyone false hopes, and I can't in good conscience agree to an unreasonable above fair-market priced listing.

There's good news for wanna be Sellers who believe they are selling high by listing high - even when they know their "wanna get" price is out of line with current appraisal standards. Good news: There are plenty of Realtors in town to take your overpriced listing.

Don't you think it's time to try something different? How about doing something that actually works?

Not all 14 steps will be required for every property, but skipping any of the "critical" and "key" points means your house gets skipped when Buyers are actually out looking.

The Realtor Tour for 2-17-2010 consisted of 7 listings. This is what I call the Mining District Tour. Today's tour was approx 35 miles. It took almost 2 hours to complete. There were 6 site built homes, no Condominiums, 1 Manufactured home, and no Commercial Listings on today's tour.

Tour started today at Wagon Wheel Realty. There were about 16 particpants in 8 vehicles during today's tour..

Food Score = "B+" Very Good

Food review: Homemade burritos, cut strawberries, and orange slices were the main fare. Hershey's kisses and unnamed (untested globula) candy filled out the edibles. Juice served as well as coffee (unfortuantely the coffee was a bit weak for my liking). Overall a good effort.

BUYER COMMENTS: Unexpected. Very Nice. Tiled throughout. One of the nicer homes in this area. Really must see to appreciate. Even at this reduced price, it may be a tough valuation by appraisal. MTC

Reunion-size beautiful dining room with curved window wall overlooking the Bayard cliffs and the city lights. House sits high on hill but is somewhat protected by the hillside on the N. Greenhouse window.

BUYER COMMENTS: Like new "A" condition. Has it ever been lived in? Not much use for a ten year old home. Confused! Bayard property prices may not support a $245K asking price. Still it is nice. Can I move it to the country? MTCWR

BUYER COMMENTS: Can you say disaster and in how many languages? Is this Vandal City or Halloween Party central? Oh my. I would need more than a single toolbelt for this project. DNMI

BUYER COMMENTS: More "what's this about" type questions. New city sewer line going in today as we toured. End of the road location with hills above and beyond. Carpet (most unusual lime green ever encountered) could be sold as antique. MTC

BUYER COMMENTS: Winner of best Quality Print out Award for 2010. Nice card stock. One of the more colorful homes seen recently. Don't let the color in one room fool you (it will be different in the next room). Paint is cheap so I wouldn't worry too much about the tastes. MTCWR

Listing Agent Remarks: BIG REDUCTION, NOW $89,000.00!! If your looking for a bargain home on a great lot, then your search is over. This is a super little adobe house in Santa Clara built up on a pretty rocky ridge with a really pretty spot with lots of character just waiting for the right owner. Although the house is only 1 bedroom, 1 bath, there could be room to build on to it. The lot which is a double lot is drop dead gorgeous, no matter where it would be located. Property has two water taps, and two gas taps. This house was built in or around the 1940's or 1950's, and for the period of time it was built in it is in excellent shape, just needing some TLC for a fine investment. House is being cleared of personal belongings, so interior pictures are coming soon. You just won't find a tract of land with this kind of character and a house to boot for this economical a price. BUYER COMMENTS: Classic Remodel Project for Silver City. (In other words, "lets start doing a whole lot of things - and then let's not finish anything"). Improved condition from last listing and sale a few years ago, but not substantially. On the plus, the front (street side) offers some curb appeal, but the appeal quickly wanes as the home gets more exploration. Potential exists, but at this price? MTCWR

Prolong the Life of Your Roof

Dear Friends and Followers of the Silver City Real Estate Blog

Found this tip after being asked recently about roof maintenance procedures. Hope others will find this useful. Let me know what other areas of interest you have, and Ill see if I can dig up something suitable for posting here.

Interest rates (I'm quoting 4.75% 30 yr fixed - 4.375% 15 Yr for qualifying loan products) are historic lows but have the feel of a slight uptic.. Those who are qualified for either the First Time Home Buyer or the Extended (NOT) First Time Buyer program may not have noticed the clock steadily ticking away.

I don't expect a renewal of the Home Buyer Credit as is, and those that snooze will truly lose out on what is certainly a huge discount off their home purchase.
