Prolong the Life of Your Roof

Dear Friends and Followers of the Silver City Real Estate Blog

Found this tip after being asked recently about roof maintenance procedures. Hope others will find this useful. Let me know what other areas of interest you have, and Ill see if I can dig up something suitable for posting here.

Potential Home Buyers (First timers or not) should have their powder dry and be in some stage of search - hopefully with the help of a trusted Realtor. Prices are near or are at a bottom and may not see much if any further pullback here in Silver City. Interest rates (I'm quoting 4.75% 30 yr fixed - 4.375% 15 Yr for qualifying loan products) are historic lows but have the feel of a slight uptic.. Those who are qualified for either the First Time Home Buyer or the Extended (NOT) First Time Buyer program may not have noticed the clock steadily ticking away.

I don't expect a renewal of the Home Buyer Credit as is, and those that snooze will truly lose out on what is certainly a huge discount off their home purchase. Questions about the Credit are readily welcomed as are your calls for assistance in helping you locate your own version of Dream Home New Mexico. Homes for sale in New Mexico. Serving Silver City.

Market Turning? Say it's so, Shane. Say it's so.

Anyone else remember the last scene from the movie Shane?? What does this have to do with Real Estate. Very little it seems. Just babbling about what appears to be the start of better times for Realtors in our area.

Prices have started to correct (waaaay past time in my opinion). Offers are getting accepted, and there is a general increase in "true" seller motivation in some circumstances. Add in the extension of the First Time Home Buyer credit which was expanded to include some "NOT" FTHBs (*Click for Details), and things are much improved here in our industry.

2009 is closing out, and it seems to be propped up for a high at the end. Still too many vacant homes and still too many overpriced properties in the mix to be anywhere near a healthy market. But homes are finally getting contracts and many are actually closing.

Note: Virtually all of the sales reported recently have been at prices significantly below asking price. It is a great time to buy...... More to come..

I won't get into the story (don't want to have anyone crying)< but this is an example of big losses on big losses and now ultra motivated. First Time Home Buyer sales for July & 50 Day Countdown

1/3 of the homes sold in July (nationally) were first time home buyers taking advantage of the $8000 tax credit (literally free money) incentive being offered by Uncle Sam.

Tic Tic. The program is over November 30th, and with the major banks telling us that it is taking 45 days to close after a contract has been agreed to, First Time Buyers better get on the stick and start shopping NOW.

Basically, you need to be under contract by October 15th to take advantage of the "must close by Nov. 30" deadline.

There is no better time to purchase than today (IMO). I have not seen a better combination of inventory, willing (motivated, even desperate) sellers, interest rates which keep bouncing off the 5% level for a 30 year fixed interest conventional loan, and incentives (FREE $8000 for some) than I am seeing today.

Hi Friends and Followers of the Weekly Silver City Realtor Tour,

The Realtor Tour from Wednesday 7-29-2009 included 6 listings.

This is what I call the CENTRAL Tour. Today's tour was about 14 miles and took slightly over 1 hour to complete. There were 4 site built homes, 1 manufactured home, and one commercial property on today's tour. About 15 professionals were on tour today.

DISCLAIMER ABOUT THIS ENEWS: I am a Realtor Broker by profession. However, I will try to put myself in "Buyer" mode, and may take a less professional view when commenting. "I'm a potential buyer seeing this home for the first time"

In some cases my opinions will actually be on a first visit or a first viewing basis, and hopefully these "from the gut" comments will approximate one of the many unique buyer profiles which we regularly get in our market.

OVERALL TOUR RATING (see Legend below): WWTE Better than average selection of homes, including a couple of interesting homes from my favorite part of town near University and in Historic district.

Tour started at Remax. Food Score = B+

My oh my. Was that P.C. from CB at tour today? Better check my temperature, as I may be "havin lusions"......

Food review: Burritos always make a great start to the day. Looks like someone has been reading my enews where burritos have been a regular subject. (Actually it was a lack of burritos that was the subject of previous enews discussion)

Add in some Broker home made muffins (nice job Debbie), coffee, and juice, and a smile comes to my face. I dropped my muffin off the plate while opening my car door (I used the 5 second rule), and this made for a questionably slow start to the morning caravan. I had to do some catching up, but was fully up to speed by the time we left the first stop.

VROOOOOOOOM! Let's hit the road.

1. MLS 26204 908 Hudson

Listing Agent Remarks: GREAT BUSINESS LOCATION WITH PLENTY OF TRAFFIC, GREAT SIGNAGE, AND AMPLE PARKING!!! There is plenty of potential uses with this property and it is priced to sell. The buillding has recently been remodeled and the heating, cooling, plumbing, and electrical has been replaced. There is ample room for approx. 10 vehicles in the parking lot above the building. The building could easily be partitioned and each side would have a separate bathroom and its own entrance. The high visibilty billboard could even be leased out for extra income.

Buyer Comments: I think this is a good business location. I'm just not certain what kind of business could use the design as is. Separated into two units with individual bathroom servicing each side, this is rough and in need of much TLC. A tear down or start over on first look, but too many upgrades were added to justify starting over. Wish they had looked at floor plan before upgrade. Still there must be some potential if bought at the right price. Long term investment opportunity here. MTC

Listing Agent Remarks: COMMERCIAL DUPLEX DOWNTOWN, CURRENTLY RESIDENTIAL USE. Two 1Bd/1Ba units each with bonus room/office, covered porches, parking in the rear. Perfect live/work opportunity, convenient historic district location.

Buyer Comments: This duplex situation cries out "gimme a break" on price. $900 a month total gets a crappy CAP Rate and a NO GO for this investor. It maybe considered historic, but I think "history" is more appropriate. DNMI with reservation. Since there are so few duplex situations in the area, I guess I'd have to see what is there if I were looking multi family.

3. MLS 26040 502 W. College

Listing Agent Remarks: One-of-a-kind home with historic elegance, right next door to the WNMU campus. Includes 2 guest-houses (one needs work to be usable) - a third larger guest house (currently rented) is available too,(but not separately) for a total price of $625,000. Wonderful older home in fine condition, with beautiful landscaping and private yard for entertaining.

Buyer Comments: Sharing the college campus commons (not on campus but adjoining in the true sense) is this large, potentially profitable, historic home with 2 other cottages included. Confusing floor plan from Hxxl when first viewing. Kitchen here, there and living space here, there, and everywhere. It seems this was set up for several "teachers" or "adminstrators" each having their own living space withing the main home. Add in a couple of rentals, and this could be an excellent rental or live / rent opportunity. GREAT LOCATION! Need some cash to see full potential. MTC

Buyer Comments: Cool! Love the setting, and the house still has much of it's historic charm. Appears well cared for, and ready for the privacy seeking lover of the University area and a home with Historic class and charm. MTC

Listing Agent Remarks: This 4 bedroom, 2 bath is close to the University & sits on a corner lot. Painted interior & exterior in 2008. Private patio off the Masterbedroom. Storage bldg/workshop. New carpets in July 09

Buyer Comments: Hmmm. What's that smell? NO it's not animal doo or pee. For some it's not unpleasant at all, but you can tell that there is brand new carpet in this home. A few weeks of airing out will take care of that suitably I imagine. A large house with what feel like larger than average sized rooms for this area. This looks like a typical flip with typical upgrades (paint, carpet, etc)... MTC

6. MLS 26185 3202 Royal Drive

Listing Agent Remarks: Very nice home. Large Kitchen with island and computer center too. Home is taped and textured in livingroom, Diningroom and Masterbedroom

Buyer Comments: Clean, neat, and tidy. Maybe the cleanest on tour today, and there were several comments on how well it shows. A Mfg home with no landscape in a reasonably ok area. If I were looking manufactured, I would want to see this 3-5 year old well maintained home. MTC

TOUR OVERVIEW: Overall, a decent tour in what is considered one of Silver's "popular" areas.
