Market Turning? Say it's so, Shane. Say it's so.

Anyone else remember the last scene from the movie Shane?? What does this have to do with Real Estate. Very little it seems. Just babbling about what appears to be the start of better times for Realtors in our area.

Prices have started to correct (waaaay past time in my opinion). Offers are getting accepted, and there is a general increase in "true" seller motivation in some circumstances. Add in the extension of the First Time Home Buyer credit which was expanded to include some "NOT" FTHBs (*Click for Details), and things are much improved here in our industry.

2009 is closing out, and it seems to be propped up for a high at the end. Still too many vacant homes and still too many overpriced properties in the mix to be anywhere near a healthy market. But homes are finally getting contracts and many are actually closing.

Note: Virtually all of the sales reported recently have been at prices significantly below asking price. It is a great time to buy...... More to come..

First Time Home Buyer sales for July & 50 Day Countdown

1/3 of the homes sold in July (nationally) were first time home buyers taking advantage of the $8000 tax credit (literally free money) incentive being offered by Uncle Sam.

Tic Tic. The program is over November 30th, and with the major banks telling us that it is taking 45 days to close after a contract has been agreed to, First Time Buyers better get on the stick and start shopping NOW.

Basically, you need to be under contract by October 15th to take advantage of the "must close by Nov. 30" deadline.

There is no better time to purchase than today (IMO). I have not seen a better combination of inventory, willing (motivated, even desperate) sellers, interest rates which keep bouncing off the 5% level for a 30 year fixed interest conventional loan, and incentives (FREE $8000 for some) than I am seeing today.

Hi Friends and Followers of the Weekly Silver City Realtor Tour,

The Realtor Tour from Wednesday 7-29-2009 included 6 listings.

This is what I call the CENTRAL Tour. Today's tour was about 14 miles and took slightly over 1 hour to complete. There were 4 site built homes, 1 manufactured home, and one commercial property on today's tour. About 15 professionals were on tour today.

DISCLAIMER ABOUT THIS ENEWS: I am a Realtor Broker by profession. However, I will try to put myself in "Buyer" mode, and may take a less professional view when commenting. "I'm a potential buyer seeing this home for the first time"

OVERALL TOUR RATING (see Legend below): WWTE Better than average selection of homes, including a couple of interesting homes from my favorite part of town near University and in Historic district.

My oh my. Was that P.C. from CB at tour today? Better check my temperature, as I may be "havin lusions"......

Food review: Burritos always make a great start to the day. Looks like someone has been reading my enews where burritos have been a regular subject. (Actually it was a lack of burritos that was the subject of previous enews discussion)

Add in some Broker home made muffins (nice job Debbie), coffee, and juice, and a smile comes to my face. I dropped my muffin off the plate while opening my car door (I used the 5 second rule), and this made for a questionably slow start to the morning caravan. I had to do some catching up, but was fully up to speed by the time we left the first stop.

VROOOOOOOOM! Let's hit the road.

Listing Agent Remarks: GREAT BUSINESS LOCATION WITH PLENTY OF TRAFFIC, GREAT SIGNAGE, AND AMPLE PARKING!!! There is plenty of potential uses with this property and it is priced to sell. The buillding has recently been remodeled and the heating, cooling, plumbing, and electrical has been replaced. There is ample room for approx. 10 vehicles in the parking lot above the building. The building could easily be partitioned and each side would have a separate bathroom and its own entrance. The high visibilty billboard could even be leased out for extra income.

Buyer Comments: I think this is a good business location. I'm just not certain what kind of business could use the design as is. Separated into two units with individual bathroom servicing each side, this is rough and in need of much TLC. A tear down or start over on first look, but too many upgrades were added to justify starting over. Wish they had looked at floor plan before upgrade. Still there must be some potential if bought at the right price. Long term investment opportunity here. MTC

Buyer Comments: This duplex situation cries out "gimme a break" on price. $900 a month total gets a crappy CAP Rate and a NO GO for this investor. It maybe considered historic, but I think "history" is more appropriate. DNMI with reservation. Since there are so few duplex situations in the area, I guess I'd have to see what is there if I were looking multi family.

Wonderful older home in fine condition, with beautiful landscaping and private yard for entertaining.

Buyer Comments: Sharing the college campus commons (not on campus but adjoining in the true sense) is this large, potentially profitable, historic home with 2 other cottages included. Confusing floor plan from Hxxl when first viewing. Kitchen here, there and living space here, there, and everywhere. It seems this was set up for several "teachers" or "adminstrators" each having their own living space withing the main home. Add in a couple of rentals, and this could be an excellent rental or live / rent opportunity. GREAT LOCATION! Need some cash to see full potential. MTC

Buyer Comments: Hmmm. What's that smell? NO it's not animal doo or pee. For some it's not unpleasant at all, but you can tell that there is brand new carpet in this home. A few weeks of airing out will take care of that suitably I imagine. A large house with what feel like larger than average sized rooms for this area. This looks like a typical flip with typical upgrades (paint, carpet, etc)... MTC

Listing Agent Remarks: Very nice home. Large Kitchen with island and computer center too. Home is taped and textured in livingroom, Diningroom and Masterbedroom

Buyer Comments: Clean, neat, and tidy. Maybe the cleanest on tour today, and there were several comments on how well it shows. A Mfg home with no landscape in a reasonably ok area. If I were looking manufactured, I would want to see this 3-5 year old well maintained home. MTC

Real Estate Ramblings: Realtor Tours - vrrrroooooom

Let me set the scene.

If you think that the next door neighbor is getting busted because a dozen cars just pulled up in front of the house and people are streaming towards the house like a swat team. Look at the cars and the clothes being worn If most of the cars have signs that say "Real Estate" or "Realty" instead of Police, DEA, or "Sheriff", and if you don't see bullet proof vests, well...

......You know, it might just be Wednesday.

...And it might be Realtor Tour

It's Wednesday morning and about 15 minutes or so before 9:00 AM. I look around to see some of the same faces with other familiar faces arriving in irregular intervals. Nod head, smile, good morning.. repeat. repeat again. repeat again. (Remember Monty Python's Meaning of Life?)

Smile is best for me. It makes me feel good to smile, and it allows me to better concentrate on the task at hand. Fare (food) Review is on the agenda and takes highest priority. The Real Estate offices take turn hosting the weekly tour, and in turn serve as the caravan's starting location. Our host (I hope it's Hacienda Realty cause they always have Don Juan's burritos, pastry, as well as rabbit food, fruit and juice) has laid out food and drink which we happily eat and drink before we roll out (caravan style) to look at other folks dream home listings. By ten of nine, a thorough testing, sampling, and oral review of the morning's fare which usually also includes coffee, juice, and water has started. The spread will set the tone for the ride..

You hear lots of chat between chews about current events and such, with most conversations moving naturally towards real estate in some manner, shape or form. For folks working in such a tough business and in what are certainly tougher than normal times for an industry, it is always good to see sincere smiles and hear genuine laughter at these informal formal Realtor gatherings.

At precisely 9:00 AM (ok, close to precise by New Mexico time standards), the dozen to two dozen active Realtors that will be touring that day, leave talk and grub behind like it was the plague, and move quickly outside. It's not too far fetched to say it's a bit like "gentlepersons start your engines" and with virtually no dallying or delay, everyone approaches the starting line.. Vrrrroooooom. Each vehicle pulls out when ready, and each driver willingly accepts their position in the caravan. (Yep. Some carpool - Go Green - Some prefer or need to drive solo as circumstances and productivity dictate)

The Tours are scheduled by general area, making it easier to see more homes in a short period of time than would be possible if they were scheduled by order of listing date. We have tours labeled like "WEST" EAST" "SOUTH" "MINING" "MIMBRES" or such.

Last week we toured WEST (one of my favorite tour areas).

Many of us carry a print out of today's tour to be kept close at hand for EZ reference. It's a navigation aid, which provides addresses and directions to the homes featured on tour plus provides the order we will be seeing each property. I use a clipboard to hold my "tour map" and find it useful in making notes before heading to the next stop. When there are 5-8 homes to view, making notes about the property before leaving while the information is fresh in the mind's eye is an effective and useful technique.

To be honest, if it's not my listing that's getting shown at the next stop (in which case I make a concerted effort to be waaaay out front of everyone else), I prefer to hang in the middle of the pack I just move along Lemming style, and turn where everyone else turns. KISS navigation means Keep It Simple Stupid.

So here we are... There may be 5 to maybe a dozen vehicles, most with magnetic or other real estate signs clinging to their sides, and each occupant participant is hoping to get through a half dozen houses in an hour and a half or so. (The Mimbres and Gila / Glenwood property tours generally require lots of "travel time" and these out of town tours see noticeably fewer participants on those tours because of time needed to complete.)

The real estate organism snakes out and joins the town's stream of traffic. The caravan heads for today's #1 stop.

Warning to Sellers with a house on tour. Just get out of the way if your house is scheduled to be on tour - You run risks of being bowled over or run down if you decide to be home when "it" arrives. Here's what you might see at a typical stop. The first car arrives, usually with a broker who carries keys and the "paper" (listing information handouts and feedback sheets). By the time the door is opened, a few are already pressing behind and are waiting on line patiently (impatiently if the door doesn't unlock smoothly or if the listing broker forget where the house was located). More of the caravan trickles in with most now onsite. Late arrivals struggle to find parking, and passengers and drivers from recently parked vehicles spill out onto the turf.

Once inside, a seeming disorganized madness is taking place. It's an "excuse me, excuse me" and "comment, comment in passing, comment" Grand Central Station, and we turn sideways, stop / go, and let someone else go by from the other direction. Nod, wink, nod, wink, smile as we tour the house and squeeze by each human obstruction we meet. For a few brief moments, the process must appear unorganized and scattered, and without rhyme or reason. But just as it started, it crescendos and then.. well it's over as quickly as it started. The listing agent usually solicits feedback as we dash back to the starting line to get position for the next leg. Hope a strategically placed business card gets noticed there amid the other cards scattered about the house today..

A word about the quick viewing of a house. Ok. I can hear still hear one of my Seller's ask "What the Hxxl was that? What do you guys get out of seeing a home in only 5 minutes?"

Well. That's the beauty of it. And I wish I could tell you how much seeing the home can help rule in or rule out a property based upon some very specific desires, needs, or wants of a customer or client. I feel I know what is important and of value to the customers that I work with. I also know how to effectively scan a house even briefly and still have good focus on those features and differences (that in my professional eye) are most important to customers. I believe the tour is far from the unorchestrated madness it might first appear to be, and is an efficient method of getting large numbers of real estate professionals up to speed and personally involved in the inventory of local properties for sale..

Realtor Tours are services (considered Seller optional) that most savvy Listing agents will use to get a property in the eyes and minds of the local Realtor population. I encourage most of my customers to have me put their home on tour for the world to see (so to speak). Photos will rarely substitute adequately in generating a feeling for a feature or point out something that could be significantly important in the selling of your home. I like to feature the home when we first list it, and a second time if substantial changes to the home warrant a second tour viewing (a major remodel would probably rate a re visit tour).

Decent crowds. Good Weather. It was especially nice this year with fans and friends highly supportive of the participants who worked so hard to put together their "floats". Ok, I agree there were few floats in the traditional sense, but it's hard for me to change to entry at such a mature age ( after using the former term since the dark ages)..

Remember It Is Fire Season. Smoke from fires is visible from Silver City, Winston, and Chloride. Always be careful with fire when in the great outdoors. It's important for home owners living near forests and heavily wooded areas to leave defensible space around your structure. A lack of defensible space may be enough to "red x" your property and mark it as "not to be defended against advancing fires. Contact your local fire department (probably a volunteer department will serve the most forested and most impacted areas) for steps to defend your place.

I was able to learn the basics of defensible space when serving as an officer for the Sapillo Creek Volunteer Fire Department in Lake Roberts (north of Silver City about an hours drive on hwy 35) I can help you understand the basics of DS if you have questions about fire dangers and your mountain or forest home..

"Free Online Issue" The Silver City Realtor Tour eNEWS 7-8-2009

Hi Friends and Followers of the Weekly Silver City Realtor Tour,

The Realtor Tour from Wednesday 7-8-2009 included 7 listings. This is what we call the WEST Tour. Today's tour was 30 miles and it took about 1 3/4 hours to complete. There were 6 site built homes, and 1 Manufactured home on today's tour.

However, I will try to put myself in a much less professional view in an "I'm a potential buyer seeing this home for the first time" mode when commenting. In many cases my opinions will actually be on a first visit or a first showing basis. Hopefully these "from the gut" comments will approximate one or more of the many unique buyer profile comments which we regularly get in our market.

OVERALL TOUR RATING: WWTE - With Prices tending towards the high end. Above average condition and quality homes in today's mix.

Location Location Location. We all love the tall pines and homes with forest access, and this is how we started today's tour.

Buyer's Comments:

Top of the line everything, including price at $989K. Mother nature provided the fantastic setting, and original Owners appear to have done this first class all the way. One - Two year old home looks fresh throughout. This is one home that you may really fall for. Beware of finding Your Dream Home as it may be necessary to pay the asking price to get it. If lifestyle and comfort are more important than cost, you will want to see this one. MTC (with some price reservations)

A perfect "Mom / Dad's getting kind of old and maybe would move out here with us" situation. Family and a bit of clutter make it difficult to get a feel for how my stuff might work here. MTC

I remember it needed a good cleaning. Guess what. The owners have not only cleaned, but they have done a very nice job of repainting the interior. This is up for showing, and I will keep this one in mind as a "definite show" upgraded from a "possible show" MTC

6. 26091 3505 Los Encinos

Nice home inside, and it dioes feel private in the house. Just too close to the neighbors for me. I need breathing room. DNMI for my average customer (but MTC for X-condo and X-apartment dwellers or folks who desire the closeness of neighbors for safety reasons)

7. 26096 6 Maplewood Circle

Interior clean and neat with what seems like the normal floorplan and regular building materials. Think I would find plenty of use for the attractive patio and back yard areas for cookouts and outdoor living. MTC
